|RESIDENTIAL BUILDINGS||The wall sheathing consists of the masonry infill made of ceramic blocks POROTHERM 30 P + D, thickness of 300mm. The internal partition walls between the residential buildings are made of ceramic bricks POROTHERM 25 ACOUSTIC, thickness of 250mm. Since these bearing partition walls are separating the apartments, they also meet the required soundproofing requirements.
The wall sheathing is thermally insulated by a complete thermal insulation system with thickness of 120 mm and it consists of mineral wool.
The objects are based on the reinforced concrete foundation plates and on the reinforced concrete footings, where the bottom footing is below the frost depth, at least 1,2m from the adjacent grade level. Plates and footings are based on a system of pyramidal piles - 500x500mm, with depth of 5,0m.
The height of the base structures varies according to the slope of the terrain, so that the minimum height of the base, embedded in the ground, is 400mm. The base is designed to be of a height of 400, 550 and 600mm. The base structures (plates and footings) are designed as reinforced concrete monolithic structures of a C25/30 strength class, reinforced with steel - 10505 (R).
The level of the bottom footing is always below the frost depth, (at least 1,0 to 1,2m below the adjacent grade level). The base plate of a 200mm thickness is placed on the base plates and footings. It is made from a watertight concrete of a VC25/30 class, which will be reinforced. All the reinforced concrete foundation structures will be made on a prepared substrate -"black concrete" of a 50mm thickness. Under the foundation structures, a 300mm gravel board will be constructed. Under this gravel board, a drainage system will be constructed which will discharge into the storm sewers..
|VERTICAL BEARING STRUCTURES||
The main bearing system consists of a reinforced concrete monolithic skeleton which is, in the basement, supplemented by peripheral reinforced concrete walls – 300 mm. The columns of the flat skeleton are designed in size of 250x500mm and they are circumferentially supplemented by the stiffening elements of 300x500mm. The reinforced concrete monolithic columns are designed from a concrete and they are of the C30/37 strength class.
|HORIZONTAL BEARING STRUCTURES||
The horizontal bearing structure consist of the reinforced concrete monolithic flat plates, thickness of a 250mm which are circumferentially released on the cantilevered balconies. Along the perimeter of the property there is a vertical bearing system supplemented by the stiffening reinforcing bars of 300mm width and 500mm height, which are placed under the level of the bottom edge of the board. For the horizontal structure, the C20/25 strength class concrete will be used and it will be reinforced by the reinforcing steel 10505 (R).

Reinforced concrete monolithic staircases and ramps. In a building block "A", there are reinforced concrete monolithic cranked slab staircases with a stairwell, width of 1270mm and 1300mm. In a building block "B", there is a reinforced concrete monolithic cranked slab staircase with a stairwell, width of 1500mm and 550mm mirror width.
In the residential buildings B1 and B2, there are two entrances and here, from the west side, there will be entrance boarding ramps made of reinforced concrete monolithic plates with the stairwell of 3,5mm width.
The C20/25 strength class concrete will be used and it will be reinforced by the reinforcing steel 10505 (R).
By the entrance of each residential house, there is a spacious electric elevator without a machine room and with the lift machine placed in the head of the shaft. All the elevator cabins are 1000mm wide and 2100mm deep and its capacity is 13 passengers and 1000kg.
|THE WALL SHEATHING|
The wall sheathing consists of the masonry infill, made of ceramic blocks POROTHERM 30 P + D, thickness of 300mm, which represents the next layer of the thin-layer adhesive mortar. In the basement of the buildings, the peripheral structures are made up from a reinforced concrete monolithic walls, thickness of 300mm. They are made from a watertight concrete of a VC30/37 strength class.
The thermal insulation of the objects – first ground level is made of an extruded polystyrene, thickness of 100mm, which will be used in the basement and also below the ground level. The decorative plaster represents a concrete imitation in a dark grey colour.
The insulating sheath, at the level of the floors, is from a mineral wool NOBASIL FKL, thickness of 120mm. The thermal insulation has to correspond to the OPEN system, which means that the mineral fibres in the insulting plates have to be perpendicular to the facade, so that they do not cause the inhibition of the facade “breathing”. Surface finishing - a white silicone plaster of a 1,5mm granularity. In the parts of the balcony railings with full filling, the surface finishing of the full part of railing is a decorative plaster – concrete imitation in dark grey colour, the same colour as the colour of the window frames.
The bearing roof structure of the object is made of ceilings, which are above the last floors and these are made of reinforced concrete monolithic ceiling boards, mounted on the walls or columns. The roof will be thermally insulated with thermal insulation made from extruded polystyrene – min. thickness of 240mm. The plumbing elements are made of a titanium zinc sheet. Alternatively, aluminium sheet will be used.
|INDOOR DIVIDING PARTITIONS|
The indoor dividing walls between the apartments are made of ceramic bricks POROTHERM 25 ACOUSTIC, thickness of 250mm. Since these bearing partition walls are separating the apartments, they also meet the required soundproofing requirements (soundproofing Rw=55 dB).B.
The internal layout is created by partitions, thickness of 115mm which are made of ceramic bricks Porotherm 11,5 P + D on a thin-layer adhesive mortar. All the structures, built of ceramic blocks, will be plastered by a white gypsum plaster (minimum of double paint). The so-called wet rooms will remain unplastered and ready for the waterproofing installation and for further, final finishing.
In common spaces, such as hallways, stair halls, corridors and also in the common technical spaces such as the boiler room and room for the cleaners, there will be a non-slip ceramic floor tiles.

In the garage, the surface of the floor will be coated with a two-component surface coating ATRO EPOXAN ELH from an epoxy resin, as a protective coating for the concrete floor which will be encumbered by the vehicles and by oil substances.
In the apartments, there are anhydrite screeds which are dilated from the vertical structures by the ETHHAFOAM foam lining.

|WINDOWS AND GLASS PARTIONS|
Filling structures – plastic, 6-chamber profile system with vacuum tripple glazed glass with a clear coefficient of thermal conductivity k = 0,9. Surface finishing – indoor white colour, outdoor dark grey colour.
All the filling structures have an anti-corrosion coating, handles are of the same colour as the frame and all doors have a cylinder pad.
Each entrance door of the apartments is a safety door with a 23 point security lock, fire-resistance according to the project regulations. SHERLOCK EXCELLENT F730/4 doors, of the third safety class with a three-point safety lock and with a door viewer. Mounted in the security frame SHEROLCK CG with concrete anchors. |DOORS IN THE TECHNICAL PREMISES|
The interior doors of technical premises (boiler rooms, storage spaces, etc.), in the common parts of the building, are designed as solid wood doors which are set in the steel frame type, equipped with a cylinder pad..
|SURFACE MODIFICATION INTERIOR|
All the masonry interior structures will be plastered by a white gypsum plaster. Penetration coating Pamakryl PEF, colour Pamal plus.The so-called wet rooms will remain unplastered and ready for the waterproofing installation and for further, final finishing.

The surface finishing of the facades represents a contact thermal insulation system. In the above ground floors of the residential buildings, there is a white silicone plaster of a 1,5mm granularity. The north part of the facade and some of the residential house niches will be of various colour shades – each house in a different colour.
On the balcony railings, which are designed in combination with solid surface and steel railing, the surface finishing of the solid surfaces is a decorative plaster – concrete imitation of a dark grey colour, same as the surface finishing of the window frames – dark grey.

All the material connections and transitions will be covered with a reinforcing fabric and the corners will be reinforced with corner system profiles.
Outdoor locksmith products are provided with a high-quality coated base and with a two-component cover paint.

Each apartment has its own meter for measuring the electricity. This meter is placed in the shaft, in front of the apartment and it is accessible from the corridor spaces.
For connecting the portable appliances, the plug outlets, box drawers without top covers, 40cm above the floor, are installed. They will be placed in the kitchen, above the work surface.
The object space is illuminated by the interior lights. In the apartments, outlets for the lamps mounting will be constructed. The lights are switched on by the switches which are placed 1200mm above the floor, near the entrances to the illuminated spaces. Also, the boxes without covers will be mounted. The corridor lights will turn on by the stairway switch. In the apartments there are 2 other terminals for connecting the exhaust hood and the el. cooker (of 380V).
The exit and the stairway emergency path will be illuminated by the autonomous emergency lighting.
In the object, an audio porter, a setup for the TV, Internet and phone installation will be installed.

|HEATING||Two gas condensing boilers, from the WIESSMAN company, will represent the source of the heat. These boilers are placed in a separate boiler room which is in the basement of the object. The object will be heated by the steel panel radiators. In order to provide a warm and comfortable environment in the bathrooms, bathroom radiators are designed. The electric heating pad will provide the heating in the bathroom even if the entire heating system is out of service.|
The hot and cold water meters are placed in a shaft, in front of the apartment and they are accessible from the hallway.
For the furnishing purposes, water and sanitation distribution is made. There is an independent outlet for the washing machine. Water distribution system is finished with plugs.i.
Passenger elevator with the capacity of 13 passengers and 1000 kg is designed for your comfortable use. Width - 1000 mm, depth - 2100 mm.
